Coastal Residence, Mornington Peninsula













In 2015, JMA expanded into building design with the creation of a bespoke three-storey coastal residence on a steeply sloping site. Anchored into the sand dune by a robust basement level, the home steps naturally with the terrain while maximising sweeping views across Port Phillip and the Mornington Peninsula from all levels.
The architectural expression combines simple forms, refined detailing and carefully framed glazed openings that balance transparency, privacy and thermal performance. A timeless material palette of polished concrete, European oak joinery and natural stone reinforces the home’s sense of quality and longevity.
Designed with sustainability in mind, the residence incorporates hydronic heating, passive solar principles and a high-performance building envelope to deliver year-round comfort and energy efficiency. The result is a refined contemporary home that responds sensitively to both site and landscape.
